At Technical Due Diligence Consultants, we perform Property Condition Assessments (PCA) and generate Property Condition Reports (PCR) for lenders and commercial real estate investors in accordance with European guidelines. Our PCA Reports are prepared to meet the requirements of European standards, such as those outlined by the Royal Institution of Chartered Surveyors (RICS) and other relevant regulatory bodies. These reports cover all major building systems and site improvements, providing a comprehensive overview that includes a Replacement Reserve Table and an Immediate Repairs Table. The Immediate Repairs Table identifies and prices all critical repairs, ensuring that our clients have a clear understanding of the capital needs and potential risks associated with the property.
